Questions to Ask Before Signing an Apartment Rental Lease

House with “For Rent” sign in front

These days, more Americans than ever are renting apartments as opposed to buying – close to 43 million households! If you’re ready to sign your new rental lease in Fort Wayne or another city of your dreams, it’s easy to get so caught up in the excitement that you forget to ask important questions and evaluate the benefits of apartment living. We’ve got you covered! In this post, we’re sharing with you the top questions you need to ask before you sign that rental lease.

1. “Which Utilities Will I Cover?”

Make sure you know whether or not the cost of your utilities is included in the rent price, or if you’re expected to cover those costs on your own. These are things like electricity, your internet and cable bill, gas, and water. If they aren’t included in your rent, ask your landlord if they have connections to get you better prices or bundled services.

2. “How Do I Pay You Rent?”

Always make sure you know who to make your check out to each month. Ask about the address, the due date, and if there is a “grace period” or a fine if your rent check is late for any reason. You may even be able to pay your rent online.

3. “Do I Need Renter’s Insurance?”

Once you’ve found the perfect place to live, you still need to be sure that your belongings are protected in the case of a fire, flood, or other damaging disasters. While we always recommend that renters look into affordable renter’s insurance, for some apartment communities, it’s a requirement!

Make sure you can still afford the cost of your apartment once you take into consideration the monthly insurance cost.

4. “Can I Renovate My Apartment?”

While most landlords probably won’t have a problem with you rearranging the furniture or hanging pictures on the walls, you need to know what changes you can and cannot make to your new living space. Ask if you can:

  • Paint your walls
  • Make changes to the bathtub/shower
  • Change out light fixtures
  • Switch out cabinet knobs
  • And pretty much any other changes you may decide to make.

Keep in mind that some changes may lower the amount of the security deposit you get when you decide to move out or you may have to change them back before leaving.

You Know What To Ask Before Signing Your Rental Lease!

Thanks to this post, you know what you need to be familiar with before you sign, so you can agree to the terms of your rental lease without any stress.

Earth Day 2017: Ways You Can Help the Environment

earth day 2017

Celebrate Earth Day Saturday, April 22nd!

The first Earth Day was held in 1970. Every year since, April 22nd is celebrated around the world to remind us that it is in our hands to preserve and protect our planet for future generations. Even small steps make a difference. It’s a good time to reconsider old habits and incorporate new ones into our daily lives and be good to Mother Earth.

At home:

  • Turn off lights when you leave the room
  • Have the kids turn off the TV AND the video game console when they are done playing
  • Turn off the faucet when brush your teeth
  • Donate old clothes, furnishings and toys, instead of throwing them away
  • Switch to Energy Star-rated CFL lightbulbs which use 75 percent less energy and can last 10 times longer than standard bulbs
  • Only run the dishwasher when it is full
  • Don’t hand wash dishes — the dishwasher uses significantly less water and energy than hand washing does

At work:

  • Carpool — it reduces emissions and saves you money, too!
  • Set up the office printer and copy machine to print on both sides of the page
  • Set your computer to go into “sleep” mode if you will be away from it for more than a few minutes

Food and beverages:

  • Brew USDA ”certified” organic coffee at home — it’s grown using sustainable methods
  • Use a travel mug at your favorite coffee shop instead or throw away cups — you may even get a discount!
  • Use refillable, reusable metal water bottles instead of plastic bottles designed for one-time use
  • Go meatless (even if just on Mondays) — large-scale meat production creates pollution and emits greenhouse gases and are the leading cause of climate change
  • Eat local and seasonal whenever possible — if you haven’t already, check out the Fort Wayne Farmers Market to buy your fruit and veggies from local farmers

Running errands:

  • Bring your own bags to the grocery store
  • Slow down and drive the speed limit — higher speeds guzzle more gas
  • Check your tires air pressure regularly — keeping them filled to your car’s guidelines improves mileage
  • Use Fort Wayne’s ever-expanding trail system to get places without a car — and get some exercise at the same time!

    In the community:

  • Celebrate “Earth Day Fort Wayne” at Eagle Marsh on Sunday, April 30, from 1 to 5PM — a free, family-friendly event with something for everyone, including conservation tips, wetland/nature presentations, a drawing for special prizes, and more.
  • Help keep Fort Wayne beautiful — The Great American Clean-Up in Fort Wayne is on Sunday, May 2oth. Check the website for details

    Happy Earth Day!

5 Benefits of Living in an Apartment

advantages of renting an apartment

advantages of renting an apartment

If you live in an apartment, you may already know these 5 benefits of living in an apartment. If so, share them with friends and family and suggest they consider the apartment life, too!

1) Low Stress

Homeowners have to stay on top of their homes’ safety features by changing air filters, replacing outdated fire extinguishers, putting new batteries in the smoke detectors, and on and on! Apartment communities take care of all that routine maintenance that keeps you safe. They also take care of time-consuming maintenance like mowing grass, raking leaves, shoveling snow, and salting sidewalks giving you more time to enjoy the good life. Should you need maintenance, they’re just one phone call away instead of the stress of finding a repair person and the complications of fitting a service call into your schedule.

2) Community

In apartment communities, residents see each other frequently, get to know each other, and can quickly spot anything out of the ordinary. This is a particularly safe environment for single women, people with young children, and the elderly. There is almost always someone close by who can lend a hand. And, it’s also a great place for friendships to form! Apartment communities organize lots of social events to have fun and help neighbors get to know each other.

3) Location

Another great thing about living in an apartment community is how easy it is to get to everything you need! There are lots of stores and restaurants nearby. Major roads and highways, as well as bike trails and parks, are also close and convenient.

4) Amenities

Many apartment communities have a host of great amenities.  At Willow Creek Crossing Apartments we have numerous amenities to help our residents live the good life including:

  • 2 Swimming Pools
  • Fitness Center
  • Tennis Courts
  • Sand Volleyball
  • Clubhouse
  • Billiard Room
  • Playground/Park with Charcoal Grills
  • Free Golf at Donald Ross Golf Course
  • Pet-Friendly Community

On top of all that, the professional and friendly Willow Creek Crossing office staff is always here to help!

Things to Do in Fort Wayne in March

things to do in fort wayne march 2017

You know what they say about March: “In like a lion, out like a lamb.” Though, in this part of Indiana, it’s sometimes: “In like a lamb, out like a lion.” Although the first day of March did bring a dusting of snow, we could see: “In like a lamb, out like a lamb”… we can only hope, .

With the weather being so Spring-like lately, we’re ready to get out and enjoy some of the great events going on around Fort Wayne this month! To celebrate the arrival of Spring on the 20th, here are a few events to get you in the mood.

Thinking of Spring Events

Hold on to Winter Events

Of course, it doesn’t matter how much we hope — we’ll still have plenty of Winter weather this month. So make the most of it and enjoy these fun Winter activities!
outdoor iceskating at Headwaters Park
indoor iceskating (or bounce houses!) at SportOne Parkview Icehouse
tobogganing at Pokagon State Park
winter hiking or cross-country skiing (we’ll just need a little snow first) at Fox Island Park

Whatever the weather, there are always lots of fun options to explore!

Declutter Your Apartment and Make Money!

where to sell your stuff for casg

Where to sell your old stuff for cash

We all know we have more stuff than we really need. But the thought of cleaning out closets and drawers can seem overwhelming. What if you think about how much cash you can get from all that stuff that’s just sitting there gathering dust? That’s a motivator, right? So, if you’re ready to do a little early Spring cleaning to simplify your life, there are loads of ways to unload your unwanted possessions — and make money at the same time!

Sell Your Stuff Locally

Consignment Stores

We all have clothes in our closet that we never wear. Why not turn them into cash! Sell your gently-used, in-style clothes to a consignment store.  Some consignment stores also take gently-used furniture and home decor items.

Pawn Shops

Pawn shops are a great place to sell electronics and musical instruments that you no longer need.

You can also find local buyers with Craigslist for almost anything in your apartment. However, always exercise caution when meeting a potential buyer. If you can, don’t meet them at your apartment. Instead, meet them in a public place. Some police departments let you meet buyers in their parking lot. Stop in and let them know you’re there before meeting the buyer.

Facebook is not only a great place to catch up with friends, it’s also a great place to sell your stuff! Join online garage sale groups (search for your city) or you can post items for sale to your Facebook friend list.

Sell Your Stuff Online

Of course, it’s also easy to sell stuff online. Here are some of the most popular:

  •  – “The Largest Online Consignment and Thrift Store for Women’s, Men’s, Baby & Kids’ Clothing and Accessories”
  • eBay – the original Online Auction site for just about everything
  • Bonanza –  similar to eBay with lower seller fees
  • Poshmark –  sell designer clothing
  • LetGo – “sell used stuff in the US”
  • Buffalo Exchange – “New and Recycled Fashion”
  • IDO/NOWIDONT – sell used wedding or engagement rings
  • – “for gently used mobile tech”
  • Gazelle – “giving new life to used cell phones and other tech”

A good way to get ready to sell is to go through all your stuff and pull out things that you haven’t used in at least two years. Consolidate them in one spot, then using the sources above, sort them into the selling categories that work best for you. Happy decluttering and enjoy the new cash flow!
